Services offered by ALLCARE PROEPRTIES 

 

The Company offers three kinds of services to landlords.

Let only service (find the tenant, rent collection and payment), Full management and Rent Guarantee.

 

Let only service

– Allcare find a tenant, complete the process of basic reference checks through Homelet and after satisfying all conditions, as required by law, the property is let to tenants.   The percentage of commission agreed is in writing with the landlords.  The landlord should agree to the terms and conditions of this service, sign the contract with the agency before taking all steps.  Once the agreement is signed between the Landlord and Allcare, steps are taken to market the property by advertising on Zoopla, Company’s website and other appropriate websites.    If prospective tenant agrees to view, take them for the same and after their confirmation to take the property, they are requested to make caution deposit of £500.00 (non-refundable).   Then reference checks are initiated by calling all documents required by filling forms, declaration for GDPR etc.  Once the reference is positive, tenancy agreement is prepared, give all documents necessary documents (Gas, Energy Performance Certificate, Electrical Condition Report, if required, How to Rent Guide).  Deposit will be secured within two weeks and a copy of certificate given to all.  Check in inventory will be drawn with all details and pictures.   There will be extra cost of £100 pounds if required by the landlord to ensure how the property will be if the tenant leave after some time to assess damage, if any, subject to normal wear and tear. Regular maintenance, repairs will be carried out by Landlord or Allcare if required to do so.  Bills will be sent for settlement.  Landlord himself can arrange plumber if he wishes to do so and it is entirely left to his option for regular maintenance/repairs.

 

Full Management

– The procedure is the same except the fee charged to Landlord and repairs and maintenance.   Routine repairs and maintenance will be carried out by Allcare and all bills sent to Landlord or informed about the repairs done.   The charges will be deducted from the rent and balance transferred to his account.  Monthly commission will also be deducted every month.  Commission is one per cent less than “Let only” service deductible every month or full at the start of tenancy.    Authority to spend £150.00 per repair for emergency should be given.   The full control and management of property will be with Allcare including tenant.

 

Rent Guarantee

– This service is entirely different from the above two options.  Here Allcare guarantee the rent to Landlord if the tenant lives or not or the property is let or not.   This should not be taken that the property will not be let.   The objective is that once the key is given, rent will be paid to Landlord from that date and fixing the tenant, maintenance, repairs, control of the tenants and house will be the entire responsibility of Allcare.   Here there will be NO commission.  However, the rent payable will not be as demanded or the ruling market rate, but less and to be agreed to between Landlord and Allcare.   This is important since Allcare pay the rent taking all risks, spend money for repairs, maintenance, eviction costs, legal fee and for furniture, washing machine, fridge/freezer.   If the market rent or the demand from Landlord is £1700.00 for semi-detached property, here the rent is guaranteed and to be agreed between the parties say£1400.00 pcm.   Allcare will have the option to sublet and market the property at higher rate to cover their cost.   Landlord need not to worry about rent payment, which is assured and paid within three days from the date due.  The Landlord should give all papers necessary – Gas, Energy Performance and Electrical Condition Reports to Allcare.   If not he can request to arrange for these and will be charged for these.

 

Allcare has in its portfolio large chunk of properties under this option.  Many Landlord are happy and mentally free from troubles.

 

Exclusions – The rent guarantee does not cover certain repairs.   These are – Major gutter repairs, roof collapse, major drainage block, Electrical Condition Report (EIC Certificate), complete boiler breakdown.  Landlord is responsible if anything noticed in respect of this.  Since building insurance cover most of these, it is presumed that Landlord can claim for money spent from the policy provider unless otherwise excluded in the policy terms.   Rest of the work inside the house including provision of furniture, fridge freezer, washing machine, sofa, dining table and chair will be from Allcare.  It is to be noted that the property should be fully furnished at the time of agreement and all the above will be provided if any breakage, damage arise later once the key is given free to tenant and no charges to Landlord.  All these will remain as it is.

 

Break clause – Let only service 12 months with six months break clause.  Renewable after 12 months period with the same commission.  Full Management will continue even without renewal of agreement between Landlord and Allcare with same terms and conditions.   In the case of Rent Guarantee, agreement is preferred minimum twenty-four month to five years with the same rent or reduced rent depending on the market situation.  If the rent market crash, rent should be brought down.  This is particularly so in view of volatile Brexit situation, demand and supply position, availability of tenants.

 

Allcare is not VAT registered at present.  VAT will be charged when registered.  This is to be noted when negotiating commission.

 

Commission will be calculated on yearly or monthly rent.  Option to be chosen by Landlord.

 

Transparency, GDPR and Selective, Compulsory Licensing – Allcare objective and policy is to be transparent in all dealings, straightforward and honour commitments. All dealings will be as per the rules and regulations. 

 

The Company has policy in dealing the data provided and will be kept confidential and used for the purpose for which they are given.  Consent will be obtained in all cases from all connected with the business, renting.

 

Various Councils in London make it mandatory to take license if the property is let.  In some Councils few areas cover to take licence.   The Landlord is responsible to take licence if his/her property falls in that area.  If the area is covered later and required to take licence, this should be complied with.  The fee for taking licence, improvement work suggested by the Council as per licensing terms and conditions to be complied with and payable by him.   Allcare will complete all paper work but the fee, improvement work will be payable by Landlord.

 

House in Multiple Occupation (HMO) – This is generally not permitted.  In the case of Rent Guarantee, the agreement will be between Landlord and Allcare and authority to sublet.  In this case HMO will be taken by Allcare if the contract is signed for five years.  If it is less than two years, landlord to meet the obligations.   Allcare will ensure that there is no HMO tenant to avoid any problem.

 

Marketing the property, fixing the tenant and control – Once the agreement is signed, Allcare will have permission or authority from Landlord to market the property through advertisement in all the appropriate channels, erect sign boards in front of the property, viewings, arranging and getting documents until tenant is fixed.

 

The Landlord / tenant has to fill and sign the relevant property details form in this regard.  Tenant will also be asked to complete a form for all details required for referencing.

 

Rent Guarantee Insurance –This insurance policy we took it have interests for the Landlords, However every Landlord can purchase their own insurance policy independancy. checks has to be made for the tenatns,  The income of the tenant or tenants (if the rent is split between them) should match two and half times of the annual rent with out any CCJs, bad credit etc.
